The Triplepoint Design/Build Pricing Guide

When considering a construction project, the first question most people ask us is, "What will it cost?" We've put together a list of average costs for a variety of remodeling projects.

As with every rule of thumb, there are always exceptions. Please keep in mind that today's remodeling environment has seen extreme volatility in construction materials costs, availability, as well as workers compensation and liability insurance premiums that will affect the cost of construction. If you are considering a new living space, we hope these estimates will help you develop a realistic expectation of budget.

Typically, our projects involve construction work on older homes. Depending on the condition of the internal systems of the house, we would be involved in the replacement of the HVAC systems, upgrading existing windows, replacement of the roof system and an electrical service upgrade.

Kitchens and bathroom additions tend to entail substantial modifications of existing spaces as well. These types of modifications and upgrades outside the immediate scope of work will also affect the square foot costs of your project.

Single story Addition $150 to $250 per sq. ft.
Second Level Addition (Master suite type) $190 to $350 per sq. ft.
Kitchen Upgrade $20,000 to $50,000
Kitchen Remodel $35,000 to $150,000
Bathroom (upgrade to moderate) $15,000 to $20,000
Bathroom (high end remodel) $20,000 to $80,000
Average Design Fees: (Includes full Construction Documents ready for permitting.)

Upon completion of all phases of our Design Agreement, Owner will receive:
  1. Scope of Work package
  2. Complete Budget package
  3. Subcontractor and supplier quote details
  4. Construction Schedule
  5. Finish Selections Workbook
  6. Completed Construction Drawings, ready for permitting
$6,000 to $10,000 depending on scope of work
Painting (includes preparation) $500 to $1,000 per room

Experience has taught us that the best interests of the client and the contractor are not well served by the "low bid" process. We encourage the "negotiated bid" process, where the project team is encouraged to dialogue openly and honestly and arrive at realistic budget goals together.
