Project Description



Our client was interested in waterfront property, on a secluded street, with great water views. They purchased a pie shaped lot that extended out into the waterway beyond adjacent properties. The site was perfect, but the house was a small 1800 sq ft structure with limited water views. The interiors were outdated and unchanged since the original construction in 1957. The rooms were very small and there was no flow to the floor plan.

Enter the Design Team: This project was screaming for an elevation that would make a statement. Rear water elevations are as important as front elevations. During design meetings with the owner, we identified the following items and modifications they were interested incorporating into the new scope of work for the project:

Project Objectives:
  • Convert the 400 sq ft of unused outdoor covered lanai space into a rear family room for the family.
  • Transform the simple style of house to emulate a traditional Tuscany Mediterranean architecture.
  • Provide multiple water views from each room in the house.
  • Maximize outdoor water views with a combination of open space, arched windows and tall ceilings.
  • Comfortable flow from space to space, room to room.
  • Maintain as best as possible the original footprint of the house.
Project Challenges:
  • FEMA 50% regulation on living space below the flood plane.
  • Maintain the footprint of the house and pool deck.
  • Complete the entire project within seven months in time for large family reunion. (Typical construction cycle for this type of project is nine to ten months.)
  • Vault ceilings in entry and rear family room areas while maintaining the existing roofline.
  • Open up the rear wall to allow for a fluid flow into the new rear family room.
Project Solutions:
  • FEMA restriction required that we keep the existing roof structure and over-frame the entry portico rooflines. This also required that we structurally modify the trusses to vault the interior space.
  • With a compressed construction cycle, "Critical Path Scheduling" was necessary to align and coordinate all trades on the project.
  • The newly constructed project contains large barrel clay tiles, large scale architectural banding and corbels to bring the serene feel of this newly renovated Mediterranean home to St Petersburg.
Project Summary:
One of the primary objectives of the design was to create a comfortable, spacious flow from room to room, focusing on the clients desire to create a central area for cooking, dining and entertaining that was separate from the main family room. A desire for Mediterranean influences with function was emphasized.
